REQUIREMENTS.

To invest more than 500,000 euros in real estate in Spain and to have a health insurance policy contracted with an entity authorized to operate in Spain.
DEADLINES. 20 working days from the moment the assets have been acquired.
DURATION: The residence is granted initially for two years and the renewal is for 5 years.
FAMILY: The spouse and the minor and adult children “who are economically depended on the investor” can request the residency.
PERMANENCE: No permanence in Spain is required. The investor’s residency does not oblige to
stay in Spain more than the time necessary to obtain your foreigner’s identity card (TIE).
WORK: Authorizes the applicant and all family members of working age to work.

HOW TO TRANSFER FUNDS FOR THE PURCHASE OF MY PROPERTY?

Iranian citizens have the right to invest in Spain just like any other citizen from outside the European Union.
You only need a valid passport, a NIE or foreigner’s identification number and proof of the origin of the funds.
However, the fact that Iran has been excluded from the SWIFT system makes it impossible to transfer funds from Iran to the rest of the world.
In “Your visa Spain” we are specialists in providing legal assistance to Iranian clients. We work together with different Spanish organizations to establish secure procedures to help Iranian clients transfer their funds from Iran.

PROCESS OF BUYING YOUR PROPERTY IN SPAIN

Choosing a property. At Your Visa Spain we will recommend a real estate agent to help you with the search. We work with all cities in Spain, mainly Barcelona, Malaga or Madrid.
Make the reservation. Normally an initial reservation contract is signed and a deposit is paid which may vary from 5000€ to 20.000€ depending on the value of the property. This reservation prevents the property from being kept on the market, normally for a period of 4 to 6 weeks.
Checking the legal situation of the property to make sure it is free of debts and in compliance with the urbanistic requirements.
The reservation deposit will be returned in case there was any problems with the property.
Preparation of the private contract. If everything is correct, a contract is signed with a payment that can vary from 10% to 30% of the price, to guarantee the future purchase.
Signature of the public deed and delivery of the property. This is the last phase of the process.
Normally it is carried out two months after the signing of the private contract although this period can be shorter or longer depending on the client’s request.
Payment of taxes and registration of the property in the public registry.
Expenses of the purchase: Taxes are to be added to the price of the property and can vary from 6% to 10% depending on the area of Spain where the property is purchased. For example this tax is 6% in Madrid , 10% in Barcelona and 7% in Malaga. In addition is necessary to take into account the lawyer’s fees and the notary and land registry fees, which can be approximately 2% of the purchase value.

Non-Profit Residency

REQUIREMENTS:

To have sufficient economic resources to reside in Spain without performing any work activity and to have health insurance contracted with an entity authorized to operate in Spain.
– See the table where we indicate the minimum and recommended amounts.
DEADLINES: Applications are resolved within a maximum period of two to three months. However, the
Spanish Embassy in Tehran is taking approximately 6 months to grant the appointments, so the process could take up to 8 months.
DURATION: Residency is initially granted for one year and renewals are for two years.
FAMILY. The spouse and the minor and adult children who depend economically on the investor can apply for the residency.
PERMANENCE: It requires permanent stay in Spain. More than minimum 6 months permanent stay in Spain is required for the renewal.
WORK: It does not authorize to work. Although after the first year of residency it is possible to transform it into a residency with work permit in case of presentation of a business plan or a job offer received from a Spanish company.

HOW TO OBTAIN THE LONG TERM RESIDENCE IN SPAIN

This residency authorizes to reside and work in Spain indefinitely under the same conditions as Spanish citizens.
It is almost like having Spanish nationality.
It is necessary to have resided legally and continuously in Spanish territory.
The continuity is not affected by absences up to 6 months as long as the sum does not exceed 10 months within five years.
This residency authorizes to apply for an EU long-term residency that allows to work and reside in any member state of the EU.

HOW TO OBTAIN SPANISH NATIONALITY BY RESIDENCE
As a general rule, Spanish nationality is obtained after 10 years of residency.
This period can be reduced in case of being born in Spain or being married to a Spanish citizen.

Self-Employment Residency

It is a temporary residence for people who want to develop a business in Spain.

REQUIREMENTS.

– To fulfill the requirements that the current legislation demands for the opening and operation of the projected activity.
– To possess the required professional qualification or accredited experience, sufficient in the exercise of the professional activity, or a college degree upon request.
– To be able to prove that sufficient funds are available for the foreseen investment.
DEADLINES: The Embassy will have 3 months to resolve the applications. Once the authorization is granted there is a month availability to apply for the visa, which will be granted within a month.
DURATION: The residence is granted initially for one year and the renewal is for 4 years.
FAMILY: Only the interested party can apply for the residency. After the first year of residency the family can apply for a family reunification residency.
PERMANENCE: The renewal requires permanent stay in Spain for more than 6 months and also requires hold of the economic activity that gave rise to the application and being up to dated with tax and social security payments.
WORK: Authorizes self-employment.

Student Visa

It is not a residence as such but a residence permit for study purposes.
It authorizes the completion of a course in an authorized center in Spain in order to obtain a degree.

REQUIREMENTS.

To be admitted in an authorized center of education and to have sufficient economic resources to pay for your stay in Spain. It is understood that apart from paying the study expenses the student must have about 10,000 euros per year, which in case of Iran citizens it is recommended to have at least about 20,000 euros.
In addition the student must have a health insurance contracted with an entity authorized to operate in Spain.
DEADLINES: Applications are resolved within a maximum period of one month.
DURATION: The authorization is initially granted for a period of one or two years depending on the type of studies.
FAMILY: The spouse, and children under eighteen years of age, may obtain authorization to enter and remain legally in Spain with the student for the duration of his or her studies.
RENEWAL: It is required to have passed the studies to request an extension.
WORK: They may be authorized to work as employees or self-employed, as long as the activities are compatible with their studies and do not exceed 30 hours per week.

After the first three years of stay for studies you can access a work residence permit.
